Investment Requirement

• No minimum property value is required
• You may purchase resale property or even apply while renting, though buying is strongly recommended
   

Income Requirements

• €9,568 annually for the applicant
• €4,613 per dependent
• Income must come from foreign sources (pensions, dividends, rental income, etc.)
   

Bank Deposit

• Deposit €15,000–€20,000 in a non-pledged Cypriot bank account
  Funds can be accessed after the application has been submitted
   

Dependants

• Children under 18 can be included in the application

Real Estate Investment Requirements

• Purchase new residential property or properties from a Cyprus-registered developer
• Minimum property value: €300,000 + VAT
• VAT is 5% or 19%, depending on the property’s use
• Commercial properties (offices, shops, hotels) are also allowed and may be resale, provided they meet the €300,000 threshold
   

Income Requirements

• €50,000 for the main applicant
• €15,000 for the spouse
• €10,000 per dependent child under 18
• Income must come from abroad (salaries, pensions, dividends, rent, etc.)
   

Other Requirements

• Clean criminal record, renewed every three years
• Property funds must be transferred from abroad to a Cypriot bank account
• Property may be purchased under a company, provided the applicant or their spouse is the ultimate owner
